About the Plan

The Comprehensive Plan for the City of Mauldin, SC, serves as a roadmap for the city's future growth and development. It provides a long-term vision that aligns community aspirations with data-driven planning strategies. By analyzing development trends, previously approved plans, demographic and economic data, and community perceptions, the plan establishes a framework to guide land use decisions. Through specific recommendations and a Future Land Use Map, the plan ensures sustainable and well-balanced growth. Additionally, it complies with the requirements of the South Carolina Planning Enabling Act, reinforcing Mauldin’s commitment to responsible and forward-thinking urban planning.

Plan Elements

The following plan elements are required by the South Carolina Planning Enabling Act to be incorporated into the comprehensive plan: Population; Economic Development; Natural Resources; Cultural Resources; Community Facilities; Housing; Land Use; Transportation; Priority Investment; and Resiliency.

Mauldin Strategic Plan

The City of Mauldin recently completed a Strategic Plan. Many of the themes generated during that process will carry over to the Comprehensive Plan. The Comprehensive Plan will build off the vision and focus areas of the Strategic Plan. The Comprehensive Plan is broader and will include all of the elements required by state law.
